Luxury flats proposed for Newington Green site

The owners of the dentist/chiropody building next to Hathersage Court, on Mildmay Park, are proposing to build a 5 storey block of luxury flats on the site.

This proposal is a direct counter proposal to the plans the council brought forward for the same site and approved in January – and follows the building owner Ms Nagin Kausar-Zaman objecting to the council’s plans for a building on the site.

However, unlike the council’s plans, which would have enabled the creation of 45 additional homes with 50% affordable and the refurbishment of Hathersage and Besant Courts, with new play and landscaping space, the new proposal allows only for the development of a single building on the dentist/chiropody site, creating 7 market sale homes and no affordable housing.

There is no public benefit to the new proposal and seems its intention is to simply frustrate the council’s plans and reap private reward.

The Hathersage Court TRA conditionally supported the council’s plans, despite the acknowledged impact the Newington Green conservation area, as well as other impacts, such as to daylight/sunlight of Hathersage Court residents and overlooking, because we believed these issues were outweighed by the considerable public benefit of the overall development, not least the 45 additional homes and the substantial improvements to the overall estate.

However this proposal has no public or planning benefits whatsoever and we object to it in the strongest terms.

Specifically we object to –

  • The harm the development will cause to the Newington Green Conservation area – this development runs counter to the adopted policy for the conservation area. And unlike the council’s plans this harm is not offset by any public or planning benefit
  • The impact on the daylight/sunlight of residents of Hathersage Court – unlike the council’s plans this harm is not offset by any public or planning benefit
  • The obstruction of the views of residents in upper levels of Hathersage Court – unlike the council’s plans this harm is not offset by any public or planning benefit
  • Overlooking of neighbours on Mildmay park – this harm is not offset by any public or planning benefit
  • The provision of luxury market sale housing rather than the creation of affordable homes, providing no public benefit

As this new proposal has no public or planning benefit – and would frustrate the council’s own plans to redevelop and refurbish Hathersage and Besant Courts – the Hathersage Court TRA cannot not see how it can be supported.
